What is the MLS?
The Multiple Listing Service or "MLS" is a service used by real estate agents to exchange information regarding homes for sale in a particular area. Through the MLS, a participating agent can obtain information on almost all homes that are for sale in the area. In addition, it gives an incentive for other agents besides the listing agent to sell your house. This is done by the listing agent advertising on the MLS that he/she will give a certain percentage or dollar amount of the sale to an agent that brings a buyer.
Is there one MLS?
No. There are multiple different MLS services that cater to different areas. For instance, Athens, GA has its own MLS system while Atlanta, GA has two totally seperate systems. Unless an Atlanta agent is a member of the Athens MLS, they will not be able to view properties in Athens and vice versa.
What about internet programs that promise to list my house in the MLS for cheap?
The old addage, "you get what you pay for", is especially true for these services. Many times a property will not be listed in any MLS system at all. The consumer, not having access to the MLS, will never know the difference. Additionally, the service may indeed list you in a MLS, but one in an area different from the one your property is located in. Getting back to the previous question, you could sign up with one of these programs, get listed in a MLS, but it turns out that your property is in Athens and only the members of the Atlanta MLS services see it.
